On brighter news, the kitchen upgrade should happen in June and the extension (fourth double bedroom and ensuite built above the garage) should happen by end September. That will then give us a detached corner house with four bedrooms, a nice garden, two bathrooms, two receptions and a big kitchen diner as a go. Wooo

Tbh, half the reason for the ensuite is how long @RedHat spends in the bathroom every morning... >___>
